This is an illustration at a single rate for the whole term. Most home loans have a floating rate, so the EMI or the tenure changes when the rate moves. Processing fees, insurance and the first EMI date also change the real figures.
How this is calculated
The calculator uses the reducing-balance formula banks use for home loan EMIs. Interest is charged on the balance still owed, so in the early years most of each EMI goes to interest, and the loan itself falls slowly.
A worked example
Illustration: a 30 lakh rupee home loan at 8.5% a year.
- Over 20 years, the EMI is about ₹26,035 and the total interest about ₹32.48 lakh.
- Over 30 years, the EMI falls to about ₹23,067, but the total interest rises to about ₹53.04 lakh.
- At 9% instead of 8.5% over 20 years, the EMI rises to about ₹26,992, so even half a percentage point matters.
Paying extra early cuts the balance that interest is charged on. Read should you prepay a loan for the rules on prepaying.

Questions people ask
How much will my home loan EMI be (home loan EMI kitni hogi)?
It depends on the loan amount, the rate and the tenure. In the illustration on this page, a 30 lakh rupee loan at 8.5% a year has an EMI of about ₹26,035 over 20 years, or about ₹23,067 over 30 years. Enter your own numbers above, or see the table of EMIs for common loan amounts.
What is pre-EMI on a home loan?
When you buy a property that is still being built, the bank releases the loan in stages. Until the full loan is paid out, you may pay only the interest on the amount released so far. That interest-only payment is the pre-EMI. It does not reduce the loan; the full EMI starts once the loan is fully disbursed, or earlier if you choose.
Is a longer home loan tenure better?
A longer tenure lowers the EMI but adds years of interest. In the illustration on this page, stretching a 30 lakh loan at 8.5% from 20 to 30 years cuts the EMI by about ₹3,000 a month but adds about ₹20.6 lakh in total interest.
What happens to my EMI when the rate changes?
Most bank home loans in India have a floating rate, often linked to an outside benchmark such as RBI's repo rate. When the rate changes, the bank either changes your EMI or changes the number of EMIs left. Ask your bank which it does, since a longer tenure quietly adds interest.
